Last foundation pour

Day 75: Foundation Complete.  Now we have a rectangle!

September 08, 20253 min read

Another week flew by with incredible progress on multiple fronts! Today I'm excited to share updates on three major areas that are transforming our vision into reality.

Foundation Milestone: All Concrete Poured!

The most exciting news? ALL concrete for our building foundation is officially poured!

Let that sink in for a moment. Five separate pours over six weeks. 400+ cubic yards of concrete. And honestly? This job was anything BUT easy.

Pump truck

Our team faced an obstacle course that would make a reality TV show jealous: massive boulders that seemed to multiply overnight, tropical storms that turned our timeline upside down, internal miscommunication hiccups, and pump truck scheduling challenges that tested everyone's patience.

But here's what makes me incredibly proud of this team—they didn't just push through the challenges, they got creative. When setbacks threatened our timeline, we found ways to make up lost time by combining two concrete pours into one epic day and rearranging work to run in parallel instead of sequentially.

The result? We're back on track (almost) with a rock-solid foundation (literally!) ready for the next phase.

North Pickleball Courts: From Rocky Nightmare to Player Paradise

Remember those infamous boulders that kept "surprising" us during excavation? Well, they've officially met their match!

Our three north-side pickleball courts are taking beautiful shape. The space has been completely cleared of ledge and those stubborn boulders, graded to perfection, and unsuitable soil has been trucked out and replaced with proper subsurface materials.

Future outdoor pickleball courts

This isn't just any foundation—it's engineered to prevent asphalt cracking and heaving, ensuring these outdoor courts will stand the test of time and New England weather.

Because of the natural slope and elevation changes, we installed a stunning retaining wall using state-of-the-art blocks. This serves double duty: preventing soil collapse while creating an intimate, private atmosphere that players will absolutely love.

Stormwater Solution: Turning Neighbor Concerns into Community Benefits

Here's where engineering meets good neighborliness.

During our permitting phase, we heard legitimate concerns from neighbors on the south side about periodic flooding. With all our new impervious surfaces (building, courts, parking), they worried the runoff problem would get worse.

I made a promise: we'd design a solution that would actually IMPROVE the current situation.

Enter our civil engineer's genius plan: a comprehensive network of drainage pipes, swales, and basins that capture every drop of runoff and direct it into an enormous Cultec stormwater management system. The site crew has been working for a week now to dig out a huge hole in the ground where this system will be installed on the southwest side, next to our outdoor padel courts.

Future Cultec Stormwater Management System

The goal? Our neighbors should experience less flooding, not more. Because being a good neighbor isn't just the right thing to do—it's how we build lasting community relationships.

What's Coming Up

The next few weeks are going to be visually spectacular:

  • Utility connections

  • Building erection (finally going vertical!)

  • Cultec system installation

  • Parking lot and outdoor padel court grading

Founding Memberships Announcement Coming Soon!

Once our building structure is standing tall, we'll be announcing our Founding Memberships—the absolute best deals our club will EVER offer.

Want to be someone's hero? Forward this email to friends who love pickleball and padel, and invite them to join our VIP Waitlist. When Founding Membership deals drop, they'll thank you forever.

From concrete challenges to creative solutions, from boulder battles to beautiful courts, every week brings us closer to opening day. This community is going to be absolutely incredible, and I can't wait to share it with all of you!

Stay tuned for more horizontal and vertical progress!
